Mold remediation protocol
$300
If mold is found in your mold lab report from the inspection you will now need a mold protocol.
What is Included in Your Mold Remediation Protocol?
- A mold protocol is needed and is the only legal way for a mold remediation contractor to remove the mold in your properly
- The Scope of Work: A detailed list of exactly which materials need to be removed
- Containment Requirements: Instructions on how the area must be sealed off using plastic barriers and "negative air" machines (HEPA filtration) to prevent mold spores from spreading to the rest of your home during cleanup.
- Personal Protective Equipment (PPE): Requirements for the safety gear workers must wear, ensuring the job site meets health and safety standards.
- Disinfectants & Biocides: Specific instructions on the types of cleaning agents allowed to treat the remaining structure.
- Clearance Criteria: This is the most important part for the homeowner. It defines the exact lab results and visual standards the contractor must meet before the project is considered "passed" and safe for reconstruction.
Residential clearance testing $400
Commercial clearance testing $500
Final Step: Post-Remediation Clearance Testing
- Now that the mold remediation contractor has finished the cleanup, we move to the final legal step required by the State of Texas: the Clearance Inspection.
- Think of this as the final "quality control" check. Before the containment plastic comes down and you start rebuilding.
- Visual Inspection: We ensure the contractor has removed all visible mold growth and debris as outlined in the Protocol.
- Cleanliness Check: We verify that the entire containment area has been thoroughly cleaned and disinfected.
- Post-Testing: We perform air samples to scientifically prove the mold spore levels are back to normal (baseline) levels.
Note: Air Quality Testing (2 Samples): This includes one air sample inside the room of concern and one air sample outside the property. If your mold inspection had more than two samples taken, then a cost of $75 will be added for each additional sample.
Note: The outside sample serves as a critical baseline. We compare the indoor concentrations to the natural outdoor environment to determine if an indoor mold source is still present.
- Why is this required? Under Texas Law, we cannot issue a Certificate of Mold Damage Remediation (CMDR) without this passing grade. This certificate is your "clean bill of health" for the property, which is vital for insurance purposes and future home sales.
